 Kaskazi Beach House is in Arabic/Swahili style, located at Msambweni Beach. From an ancient coral cliff the mansion is facing the vast blue Indian Ocean.

The Manager and staff will assist you during your stay, facilitate trips / safaris and provide transport according to your wishes. The permanent staff will always take good care of you.

Main languages are English and Swahili.

The Kaskazi Beach House is a large mansion facing an unspoiled white coral sand beach. It has 2 twin bed rooms and 4 double bed rooms. Two of the rooms (room 4 and 5) share one bathroom, well suited for families – all other rooms have private bathrooms. All rooms have Swahili style bridal beds, Swahili style furniture and ocean view. All rooms have direct access out to our large, tropical garden/park. We have three different dining opportunities on our cliff and one indoor classical dining room. Our park and the swimming pool is floodlighted at night. We have fans in all rooms, and all bedrooms has aircon (available at night (19:00 to 07:00).

Our standard rate per night is USD 410 for the full house / property in 2026 (440 USD in 2027).

In the low season we offer reduced rates: USD 310 pr night in February, March, September, October and November (340 USD in 20217), USD 210 in April, May and June (240 USD in 2027). For residents paying in KHS the rates in 52.000 KHS in High season, 36.000 KHS in Mid season and 25.000 KHS Low season – please contact the manager Omari Kassim, phone 722141344.

July, August, December and January is high season / standard rate.

You will get 10% discount for stays of more than 7 nights (not in high season). If your group is less then 8 people, you will get 10 USD pr night in discount.

The rent includes: Exclusive access to all rooms in the house and to the huge garden / park, including the 23 meter swimming pool. The service from our staff of 5 (Manger, Chef, Garden/pool man, Room assistant and Night-guard) is included. If you are a large group with high expectations for many dishes / different types of food for each meal, you may consider to ask for one extra chef for the kitchen (10 USD pr day in extra cost).

Excluded:

– Food and drinks – Our chef will prepare the food for you, but you need to buy the food yourself. Our manager Omari can help you to buy the food and drinks that you need, if you do not want to bring/buy it yourself. We have free delivery from a local supermarket twice a week. Our manager can also help you to buy fresh seafood and fresh fruits and vegetables form the local fishermen and the local market. The quality of the local products are excellent.

– Transport to Mombasa or Ukunda airstrip and/or all transports are not included, but our manager will help you to arrange this. 

– River excursion, fishing, water sports, sailing, fishing trip, safari to Shimba hill, Wasini Island or other destinations etc are not included, but our manager will help you to arrange this, if needed. There will be an activity menu with prices available.

Normal arrival time 15:00, normal check out time 11:00, please contact our manager Omari if early arrival / late departure is needed (we are flexible if other guests are not arriving / leaving the same day).

Special considerations: Kaskazi Beach House has a number of free roaming birds (Peacocks, guinea fowls etc.) and a small lovable dog. People suffering from allergies should be aware of this. Furthermore due to large, and partly deep swimming pool, sharp cliff and the animals, you need to pay attention at all time if you bring small children.
